Rental Terms & Conditions

  1. Rental Payment
    The Tenant agrees to pay the full rental amount in accordance with the payment schedule specified above.
  2. Alterations and Modifications
    No alterations, renovations, or additions may be made to the property without the prior written consent of the Owner.
  3. Electricity Charges
    Electricity usage will be charged separately based on meter readings.
  4. Utility Bills
    The Owner will calculate and charge the Tenant for all utility bills at the end of the tenancy. The Tenant is responsible for settling all such bills by the final day of their stay.
  5. Smoking Policy
    Smoking is strictly prohibited inside the property. However, the Tenant may smoke on the outdoor verandas.
  6. Garden Maintenance
    Where applicable, the Tenant is responsible for maintaining the garden in a reasonably tidy and cared-for condition.
  7. Property Maintenance
    The Tenant must keep the property in good condition and ensure all systems and facilities remain in proper working order throughout the tenancy.
  8. Pre-Departure Inspection
    The property will be inspected prior to the Tenant’s departure. It must be left clean, tidy, and free of personal waste. Failure to meet this requirement may result in additional cleaning charges, which will be calculated based on the condition and size of the property.
  9. Return of Property
    Upon termination of the tenancy, the Tenant must return the property in the same good condition as received. The Tenant will be held liable for any loss or damage caused during the tenancy.
  10. Subletting Prohibited
    The Tenant is not permitted to sublet the property under any circumstances.
  11. Binding Terms
    All of the above clauses are considered essential terms of this agreement. A breach of any clause entitles the non-breaching party to claim damages and may result in the immediate termination of the agreement.
